Nissen Hut Rental at Cultybraggan
The Trust volunteers have been working flat out over the last year or so to progress the complex planning, infrastructure and funding issues that require to be resolved before there can be any uses at the camp. This work is continuing, and if successful, the camp will be open to First Phase uses in April 2009.
There will be 9 Nissen huts available to rent in the First Phase, all located at the rear of the camp opposite the bunker. 6 of the 9 have a square footage of approximately 1,795, it being possible to partition the remaining 3 huts, with a square footage each of approximately 897 (half a hut).
The Trust has obtained planning permission for the 9 huts per Use Class 4,5 & 6 (business/general industrial/storage and distribution). The Trust would at this stage propose an annual rental of £1.75 per square foot for an entire hut, and £2.25 per square foot for a sub-divided unit. To be added would be a minimal service charge and possibly VAT. Rates will be the responsibility of the tenant. See the attached supplementary information document and plan.

Cultybraggan First Phase Hut Rental Supplementary Information
- Working to entry date of 1st April 2009. This is an estimated date of entry and we will keep potential tenants fully informed.
- All huts will be serviced with water, have a toilet and WH basin, electric distribution board, lighting and a limited number of power outlets.
- The electric distribution board will be sufficient for expansion of the internal electric infrastructure.Each tenant will need to organize their own electricity supplier. There will be agreed options for doors.
- The Trust has obtained planning permission for Use Class 4, 5 & 6 (business/general industrial/storage and distribution).
- All rental figures will exclude VAT, rates and service charge.
- The small service charge is to cover street lighting and other administration costs such as electricity.
- This is yet to be fixed but will be minimal. Rates will be the responsibility of the tenant.
- Rates have not yet been fixed by the Council, but it is understood that reliefs may be available.
- The Trust may have to register for VAT, in which case VAT will be charged on the rental charge.
- We will advise prospective tenants of these costs as soon as we are able.
- Rental levels will be set for the first three years.
- The 6 huts to be rented as a whole (58-60 & 78-80) will be £1.75 per sq ft
- The three huts sub-divided into the 6 units (75a-77b) will be at £2.25 sq ft
- We may consider the use of a hut ‘in current condition' for basic storage at £1 sq ft but only if we have no tenants for the ‘basic fit out' level outlined above.
- There can be no reductions for community groups in this first stage, as we have to ensure financial sustainability of the development.
- There may be scope for rent reductions for local groups in future development.
- The rental level for the 2 huts (106 & 107) to be used in association with the allotments will be negotiated as part of the lease with the allotment society.
- Prospective tenants can indicate the hut(s) they are interested in but the Trust will have the final decision on the allocation of huts.
- People who expressed an interest in space other than huts are welcome to restate their preference.
- We hope to make further space available later in 2009.
- This supplementary note should be read in conjunction with the attached Plan Reference No: 09/Phase 1/Huts 58-60 & 75a-80.
